Brussels office market shows mixed trend

In I quarter of the Belgian capital counterposed tenant activity. However, some indicators show the weakness of the market.

In the first three months 2010 in Brussels, was hired about 150 thousand square meters. m of office space, higher than in similar periods of 2007 and 2008. Moreover, the volume of office leasing in the I quarter of this year were higher totals I and II year-ago quarter, according to a report, CB Richard Ellis.

Such a trend analysts attributed to the restoration of the national economy, which affected the conclusion of a number of major deals on rent office facilities. At the same time, a significant proportion of transactions amounted to a sublease, which is a sign of weakness.

Together with the increase in the activity of tenants has increased and the volume of speculative construction - construction sites are not under a specific customer, and to profit from the lease. The level of vacancy in the office market in Brussels real estate market rose from 11.3% in the IV quarter of 2009 to 11,6% in I quarter, wrote Prian.

Experts say the short term, with cautious optimism, predicting the end of the year, narrowing the gap between supply and demand and, consequently, reduce the number of empty offices in Brussels.
