Rental rates for warehouse space in Moscow before the end of 2010 will remain at current levels, as prerequisites for growth there, said in a press release, Moscow Guild of Realtors (GRM). Experts estimate timing, despite the fact that now there is a trend of gradual reduction of storage space vacated by the crisis, the owners are in no hurry to raise rent for fear of losing current customers, and are even willing to give them payment in installments. The materials of the guild confirmed that to date the cold storage space and hangars in Moscow shall be at rates of 3 to 3.5 thousand rubles per square meter per year, including VAT and utilities. Heated warehouses available for rent from 4,5 to 6,5 thousand rubles for a "square" in the year, including utilities and VAT, while the average rental rate on a clean heated warehouse outside the Third Ring Road is 5-5,5 thousand rubles square meter per year. "The greatest demand is for storage units up to 100-200 square meters. The average term exposure storage facilities is one or two months", - stated in a press release. According to a member of the Expert Council GRM Helena pearl, to date, the share of net trade warehouses in the capital is very small, and the current volume of supply are mostly objects of the old buildings located in areas of defense enterprises and industrial zones. "Many facilities require additional repairs and investments by tenants. However, the rent of these circumstances is not affected because of limited supply," - says Perlov. She adds that the ratio of demand and supply warehouses, is now almost at the same level, but demand varies depending on the direction. For example, notes Perlov, a very high demand areas in the north and north-east of Moscow, and the least demand is manifested in the objects located in the south of the city. From the ratio of vacant space storage facilities also vary depending on location, experts say. Thus, in the north-east of the capital there is strong demand, and virtually all the objects involved tenants. The level of vacant office space does not exceed 1-2,5%. "Most of all unused warehouse space located in the heart of the city. This is due to the fact that for the passage of trucks in the CAO to issue a special pass, which causes some difficulties for potential tenants," - is cited in the press release Perlov. Projected member of the Expert Council guild until the end of the year a steady demand for warehouse space within the boundaries of Moscow continue. "The most attractive offers to continue their gradual withdrawal from the market. The share of vacant space will be reduced, though not rapidly," - says Perlov.
