The intention of the authorities until the same vigor as it is indistinct: unenlightened people are going to somehow find, catch and punish, and sometimes even not only in accordance with the Code Civil, but criminal. But the market does not live only the intentions of the authorities, but its reality. What all this will evolve? It now looks the real situation in this market? - It seems that the prices in the secondary market stabilized. How did that affect the rental market?
- The situation here is also fairly stable. Long time or not - time will tell. But really, compared with the existing salaries, rental rates remain very high. But the market is not uniform. To date, in a heterogeneous market, perhaps it makes sense to allocate two sectors of the market with a radically different operating principles and approaches to the formation of their prices. Section one: the so-called "cheap housing" - one-room apartments mostly in prefabricated houses in non-prestigious areas of Moscow. Cheap, of course, by Moscow standards, since in reality such an apartment for rent is 500 dollars a month if I see a flat for the 400 - it flies off in a few hours, while the demand in this segment exceeds the supply several times.
This segment is by far the so-called black market and the law here is still can not do anything. Reasons as purely economic, and psychological. Economic reasons are as follows: imagine that the tenant of such apartment from the landlord requires a "light" the official contract amount received, and, moreover, to formalize a temporary registration of his employer, at a given area. To the lessor, this means not only that he will be made to pay the notorious thirteen per cent, but have, if anything, the problems with the registration, but such problems we have in abundance.
